Who You Are...

As Special Projects Manager, you are responsible for managing work for a specific group of building owner accounts in accordance with annual operating and growth objectives. Markets served may include healthcare, higher education, K-12, commercial, retail, pharmaceutical, government, and/or industrial.

  • Special Projects are typically defined as projects or T&M work less than $500k and completed within no more than 4 weeks.

This Position...

Some examples of the work you might do includes:

  • Assumes responsibility for achievement of their personal annual gross profit goal.
  • Prospects and establishes their accounts by promoting the key capabilities of the Company and their personal knowledge of systems.
  • Partners with Limbach Collaborative Services (LCS) to perform reviews for value engineering opportunities and develop complete scopes for design-assist or design-build opportunities.
  • Directly sales their work from a specific group of customers.
  • Writes scope proposals, obtains bonds/insurance certificates, and completes customer forms.
  • Reviews work on-site, performs material, labor, and equipment take-offs for trades as required.
  • Tracks and analyzes their projects for accurate job cost, monthly forecasts, billings, and cash collections.
  • Assembles all necessary documents, estimated information, and calculations into final proposals
  • Submits project proposals and is responsible for presentations on an as-needed basis.
  • Breaks down cost estimates into manageable, measurable segments that allow for accurate cost projections for the lifecycle of a given project.
  • Responsible for financial outcome of project and participates in monthly financial review of their projects.
  • Analyzes mechanical systems to develop repair, replacement, upgrade, or retrofit recommendations for customers, and presents findings/estimates to the customer with the goal of closing a sale.
  • Partners with the service coordinator and/or field operations to plan out daily manpower needs.
  • Purchases and expedites materials, equipment, and parts in a timely and cost-effective manner.
  • Maintains the accuracy of all business records, reports, logs, and data, and submits regular reports to management to communicate booking/selling activity within a specified time frame.
  • Ensures all work is billed promptly upon completion or per the terms of appropriate contract documents.
  • Monitors payment of customer invoices and follows up on all receivables over 60 days past due.
  • Hires, trains, and develops staff capable of performing the work required to meet customer commitments.
  • Supervises staff to ensure all jobs are completed on time, within budget, and accepted by the customer.
  • Acts as a team player and assists others in the Company in obtaining or retaining business when needed.
  • All other duties as assigned.

What You Need...

  • 5-10 years of hands-on, industry-specific experience required.
  • Demonstrated ability to engage in effective collaboration and communication (both written and verbal).
  • Strong computer skills, including proficiency with Microsoft Office (Excel in particular) or equivalent google applications
  • Capacity to leverage interpersonal skills to develop and enhance business relationships.
  • Ability to travel locally up to 50% of the time to meet customers, attend meetings, entertain, etc.
  • Typically spends 50% of the time at a select group of customer facilities.

Preferred Qualifications:

  • Bachelor's Degree [in a construction-related field] or equivalent industry specific experience.
  • Extensive HVAC or plumbing background.
  • Previous experience with CAD and/or project management software.

Work Environment:

  • This position operates primarily in a professional office environment, and routinely utilizes standard office equipment, such as computers, phones, copiers, and filing cabinets.
  • Work tasks necessitate travel to local building facilities, which means intermittent exposure to the conditions typically associated with a construction work site or retrofit style work.

Physical Demands:

  • In performing the duties of this job, the incumbent is regularly required to walk, talk, stand, hear, perform repetitive motion, and possess an appropriate degree of both visual acuity and manual dexterity.
  • This is considered a sedentary work position, which means possible exertion up to ten (10) pounds of force occasionally, and/or negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects.
